In early 2025, Oakland Phoenix Fund 1 acquired an 8-property, 258-unit portfolio of distressed assets located in core Oakland neighborhoods. At acquisition, the portfolio was 78% occupied and required significant stabilization.
Within six months, we successfully increased occupancy to 98%, effectively stabilizing the assets and executing our business plan at approximately half of the originally budgeted renovation costs. This efficient turnaround highlights both our operational discipline and our ability to create value in complex, distressed situations.
Oakland Phoenix Fund is excited to announce the acquisition of The Union, a 110-unit luxury community built in 2020 and designed by acclaimed architect David Baker. The property offers best-in-class amenities, fitness center, lounges, clubhouse with full kitchen, and dog wash station. Units feature stainless steel appliances, in-unit laundry, and floor-to-ceiling windows. Conveniently located in West Oakland, residents enjoy direct access to BART and I-880, making it a prime commuter hub.
Despite its high quality, the asset has underperformed under national third-party management, with 12% vacancy, weak tenant retention, and inefficient operations. We are acquiring The Union at one-third of its construction cost and well below new-build comps. With our hands-on, locally focused approach, we will stabilize operations and unlock outsized returns for our investors.
